The Wainhouse

Originally a horse drawn cart house The Wain House has been beautifully converted to a four star holiday retreat, overlooking our fishing lakes. It sleeps 4 (+1 on sofa bed, if needed).

This single storey stone barn conversion is set on 200 Acre working family farm.  The Wain House has 2 bedrooms and a light and airy open plan living area.  It is warm and comfortable with under-floor heating throughout and a wood-burner in the living room.  Being single storey and having flat tiled floor throughout it is suitable for young families, elderly visitors and guests with reduced mobility and has gained level M2 Mobility rating from the Tourist Board.  It also has H1 and V1 so is suitable for those with reduced hearing and sight. - See our access statement for more information.

Open Plan Kitchen/lounge/ diner

The open plan living area has full height vaulted ceiling with exposed oak beams.  Oak double glazed French doors and full height windows on 2 sides of the living area offer views over open countryside and fishing lakes.  The lounge has a wall mounted TV, DVD player and a selection of DVDs, books and games.

Oil fired central heating is included in the price along with initial supply of logs for the cosy wood burning stove.

There is a fully fitted kitchen including dish-washer, washing machine, freezer and microwave as well as usual equipment of hob, oven, fridge, kettle, toaster etc.

 A wide hallway leads from this area to the bedrooms and bathroom.

Bedrooms

The master bedroom has a 6ft luxury zip-and-link king sized bed which can be split into twin beds by prior arrangement. There is also a wall mounted TV, large window and emergency exit door  to private outdoor area.

The second bedroom has twin 3ft single beds which can be zip-and-linked together to give a 6ft king sized bed.  Please advise required configuration when booking. The window has a view over fields.

Beds will be made up on arrival with pure Egyptian cotton bed linen.

All bed linen and Towels are provided.

Shower/wet room

Fully tiled wet room with shower, drop down shower seat, heated towel rail, hand basin, shaving point with mirror,  raised WC and alarm.

Outside Space

Outside:

Access to a decked area is through the rear French doors from the open plan living area, where you will find furniture for outdoor dining and barbeque.  From the decking there are gentle ramps either side leading around to the parking on one side and to the flat lawn with mature trees on the other.  The garden is fully enclosed with 2 wooden pedestrian gates giving access to the parking.

Facilities

Wi-Fi, Iron, ironing board and hairdryer provided.

Undercover storage is provided for bikes etc.

2 towels (bath and hand) per person are included in the price and kitchen and tea towels are also provided.

Private level parking for 2 vehicles.

Suitable for the whole family with pets and children welcome. Cot and highchair available on request.

Terms & Conditions of Booking

Gwyneth and Richard Williams are the owners of the property. The hiring contract is between the Hirer and the Owners of the property for which the booking is made and incorporates the conditions set out below:

Bookings cannot be accepted from persons under the age of 18.

We will hold a provisional booking for 2 days, allowing you time to complete the booking form and send a deposit, after this time the dates will be re-released.

A non-refundable deposit of 20% is required to secure the booking, with remaining balance due as per the date on the booking form. (Usually 6 weeks before the commencement of the holiday. The full amount is payable if the holiday date is less than 6 weeks from booking.)

Non payment of the balance of the rent on or before the due date shall be construed as a cancellation of the contract by the Hirer. 

Guests are requested to arrive after 4pm and depart before 9.30am unless by prior arrangement.

The Wain House is strictly non smoking.

Dogs are welcome by prior arrangement with an additional charge of £15 per dog (max 2 dogs) and must be  kept under control & not be left alone in the property at any time, strictly no dogs in the bedrooms or on the furniture. Please clear any dog foul & deposit in the bin thank you.

Guests are responsible for taking all reasonable care of the property and its contents during the stay and for leaving these in a clean and tidy condition in which they found it on departure(except linen and towels to be laundered).

Any damages or breakages in the property are the joint responsibility of you and the members of your party that have caused the damage or breakage or any exceptional cleaning that may be required.  A security deposit of £100 (to cover such costs) is payable with final balance and this will be refunded a week after departure, assuming there are no issues.

Minor breakages are not usually charged for being reasonable wear and tear but the hirer must report any damage before departure.

A charge of £20 will be levied if keys are taken from the property on departure; this is for replacements and inconvenience.

The property must be securely locked when you and the members of the party are out and care taken not to expose the property to any fire risk or other risk such as flooding. You and each one of the members of your party are responsible for acting in a responsible manner during the holiday period.

It is the Hirer’s obligation to permit the owners reasonable access to the property to carry out any urgent maintenance,(we will obviously respect your right to privacy and confidentially and accommodate any reasonable request as to timing arrangements in this), not to sub let or share the property except with group members noted when booking. The maximum number of persons allowed at the property is clearly stated and must not be exceeded. (Owners reserve the right to terminate the hire without notice and without refund in case of a breach of this condition)

Cancellation (we recommend you obtain appropriate holiday insurance)

If you let us know more than 6 weeks before arrival that you wish to cancel your booking, you will simply forfeit the non-refundable deposit.  With 4-6 weeks notice of cancellation will incur the loss of 50% of the total cost.  If you cancel within 4 weeks of arrival you will be liable for the full balance of the hire charge.  We will always endeavour to re-let at short notice for a reduced rate and reimburse you the rate obtained.

 In the event of restrictions on travel, based on Government policy where holidaymakers are not allowed to travel (e.g. Restricted Tiers, etc) the option will be given to move the stay at no additional cost or if a mutually agreeable date cannot be found then a full refund (minus £20 administration fee) will be given.

If Herefordshire/the local area was to enter such a restriction again the option would be to move the stay or if a mutually agreeable date cannot be found, a full refund would be given. This would also apply if another National lock down or ‘fire break’ at the time of the stay should occur.

Guests are advised to take out travel insurance to cover themselves should any, some or all of the party be unable to travel due to illness (COVID), being required to self isolate or the disinclination to travel and stay at Old Forge cottage due to there being restrictions on mixed households etc

In the unlikely situation, of any unforeseen reason, the property is unavailable (i.e. in case of fire, flooding) and a confirmed booking has to be cancelled, we will return to the you any monies paid, where upon our liability will cease and the guest shall have no further claim.  We strongly recommend that you obtain appropriate holiday insurance.

We provide all information and all statements are made in good faith and check, so far as is reasonable.  We shall not be liable for any loss or damage resulting from information given, or statements made whether orally, or in writing.

Parents must take full responsibility for the well being and supervision of their children during their stay. It is the parent’s responsibility to inspect the property and garden immediately and note any possible hazards.

Check the layout of the holiday property so that in an emergency you can get out quickly and easily.

We ask that our guests behave with regard for others.  Any anti- social behaviour will not be tolerated and the owners can request that guests leave should this be the case.  The Hirer will remain liable for the whole cost of hire and no refund will be due. 

All bed linen is provided; pillows, duvets, covers, sheets and 2 towels/person (bath towel and hand towel). 

Tea towels and oven gloves are provided.

Cot linen is not provided.

Electricity and central heating are included in the price quoted.

You agree that as the property is used for short-term hire as holiday accommodation, it is exempt from security of tenure under the Rent Acts.

The Owner shall not be liable to the Hirer or third parties for any death, personal injury, accident, cancellation, damage or loss of your personal property, expense or inconvenience, which may be suffered, incurred, arise out of or in any way connected with the rental. No term of the Contract is enforceable under the Contracts (Rights of The Third Parties) Act 1999 by a person who is not a party to the Contract.
